Rotorua Central is the central business district and urban heart of Rotorua, covering approximately 1.77 square kilometres on the southern shore of Lake Rotorua. The suburb holds the city’s main commercial strip, major hotels, restaurants, the Government Gardens, the historic lakefront, and the primary visitor information and cultural facilities. With an estimated residential population of around 540, it is a working CBD rather than a large residential suburb — the surrounding areas of Glenholme, Koutu and Fenton Park hold the bulk of the city’s residential population close to the centre.

The Lakefront and Government Gardens
The Government Gardens occupy the lakefront reserve on the eastern edge of the central area — a formal garden reserve with rose beds, croquet lawns, pétanque, and historic buildings including the Rotorua Museum building (the former bathhouse) and the historic Blue Baths. The gardens are free to enter and are the most visited green space in the central city. The lakefront redevelopment has transformed the northern edge of the central area with a new boardwalk, playground, and shared path running along the Lake Rotorua shoreline.
The Commercial Centre
Rotorua Central Mall on Amohau Street is the main enclosed shopping centre, with major retailers including The Warehouse, Harvey Norman, Farmers and Countdown across its 55 tenants. Fenton Street runs south from the central lake edge and holds a concentration of motels. The Tutanekai Street pedestrian area is the main café and restaurant strip, with a range of dining options from casual to mid-market. A concentration of thermal accommodation — including several hotels built over or adjacent to geothermal ground — is within or close to the central suburb.
Geothermal Character
Rotorua Central lies within the broader Rotorua Geothermal System, and the geothermal character is immediately apparent — the sulphur smell that Rotorua is famous for is strongest in the central area, and steam vents and hot ground are visible in the Government Gardens and at other points near the central city. The Kuirau Park geothermal park is a short walk west of the CBD and provides the most accessible geothermal experience for central visitors.
“Rotorua Central is very walkable — Government Gardens, the lakefront, Kuirau Park and the main shops are all within 15 minutes on foot. The sulphur smell is real but you stop noticing it after an hour.” — visitor account
